{"id":505,"date":"2020-03-12T09:51:39","date_gmt":"2020-03-12T13:51:39","guid":{"rendered":"http:\/\/site.alliedbolt.com\/blog\/?p=505"},"modified":"2020-03-12T09:51:39","modified_gmt":"2020-03-12T13:51:39","slug":"boston-construction-news-transformative-6-million-square-foot-project-pitched-for-bayside-adjacent-site","status":"publish","type":"post","link":"https:\/\/site.alliedbolt.com\/blog\/boston-construction-news-transformative-6-million-square-foot-project-pitched-for-bayside-adjacent-site\/","title":{"rendered":"Boston Construction News: \u2018Transformative\u2019 6 million-square-foot project pitched for Bayside, adjacent site"},"content":{"rendered":"<p><em>Reprinted from <a href=\"https:\/\/www.bizjournals.com\/boston\/news\/2020\/03\/05\/transformative-6-million-square-foot-project.html\" target=\"_blank\" rel=\"noopener noreferrer\">Boston Business Journal<\/a><\/em><\/p>\n<p class=\"content__segment combx \">Boston-based Accordia Partners has plans to build a 5.9-million-square-foot mixed-use development, including housing, office, lab and retail and restaurant space, at the Bayside Expo Center site and Santander Bank offices at 2 Morrissey Blvd. in Dorchester, according to a letter of intent filed Thursday with the Boston Planning and Development Agency.<\/p>\n<p class=\"content__segment combx \">The University of Massachusetts Building Authority, which owns the 20-acre Bayside site, <a href=\"https:\/\/www.bizjournals.com\/boston\/news\/2019\/02\/14\/umass-boston-taps-accordia-partners-for-235m.htm\" target=\"_blank\" rel=\"noopener noreferrer\">tapped<\/a> Accordia as the site\u2019s master developer last year. The UMBA, Accordia and its capital partner Ares Management Corp. (NYSE: ARES) <a href=\"https:\/\/www.bizjournals.com\/boston\/news\/2019\/07\/03\/umass-finalizes-235m-bayside-ground-lease.html\" target=\"_blank\" rel=\"noopener noreferrer\">finalized<\/a> a $235 million long-term ground lease last July. A month prior, the groups had <a href=\"https:\/\/www.bizjournals.com\/boston\/news\/2019\/06\/17\/accordia-ares-buy-santander-site-in-dorchester-for.html\" target=\"_blank\" rel=\"noopener noreferrer\">acquired<\/a> the 12-acre Santander Bank site for $235 million.<\/p>\n<p class=\"content__segment combx \">\u201cIn filing our Letter of Intent for the Bayside site and an adjacent parcel, we are delighted to move forward with a proposal that will enhance the Columbia Point Peninsula, create a number of positive community benefits, fulfill several important University of Massachusetts goals and strive to achieve unparalleled levels of inclusion in jobs, housing, education and training,&#8221; said Accordia&#8217;s <a href=\"https:\/\/www.bizjournals.com\/boston\/search\/results?q=Kirk Sykes\">Kirk Sykes<\/a> and <a href=\"https:\/\/www.bizjournals.com\/boston\/search\/results?q=Dick Galvin\">Dick Galvin<\/a> in a statement.<\/p>\n<div>\n<div class=\"chunk chunk--flex@lg\" data-v-8aa4c412=\"\">\n<div class=\"primary@lg  u-has-tertiary\" data-v-8aa4c412=\"\">\n<div class=\"content cXenseParse\" data-v-8aa4c412=\"\">\n<p class=\"content__segment combx \">Accordia plans to develop 3.5 million square feet at the Bayside site, and an additional 2.4 million at 2 Morrissey Blvd. Here\u2019s how its development program breaks down, according to the letter of intent:<\/p>\n<ul class=\"content__segment combx \">\n<li>1.46 million square feet of residential development, or about 1,740 new housing units<\/li>\n<li>4.006 million square feet of \u201coffice, research and development, life sciences and\/or academic uses\u201d<\/li>\n<li>155,000 square feet of \u201cground floor retail\/restaurant\/cultural\/civic space\u201d<\/li>\n<li>13.6 acres of publicly available open space<\/li>\n<li>\u201cA new system of roadways, pedestrian walkways and bicycle paths\u201d<\/li>\n<\/ul>\n<p class=\"content__segment combx \">\u201cThe 2 Morrissey Boulevard property is anticipated to be redeveloped in a later phase of the proposed project, after the existing tenant\u2019s lease has expired,\u201d the development team wrote in the letter of intent. The Business Journal has previously reported that Santander\u2019s lease at 2 Morrissey Blvd. extends through June 2020, with an option to renew. It\u2019s unclear whether Santander and Accordia have plans to renew the lease. A Santander spokesperson was not immediately available for comment.<\/p>\n<p class=\"content__segment combx \">At nearly 6 million square, Accordia\u2019s Dorchester plans represent about half the size of Boston\u2019s Seaport submarket, and is equivalent to all of the office and lab product added to that neighborhood since 2006, said <a href=\"https:\/\/www.bizjournals.com\/boston\/search\/results?q=Aaron Jodka\">Aaron Jodka<\/a>, managing director of research and client services at Colliers International in Boston.
